Apartment Marketing Ideas: Part 2

On a recent trip back home to Missouri, I got to see my latest triplex purchase.  And most importantly, I was able to meet and visit with each of the residents living there.  I learned that one resident plans to move out in a few months and also that we have a feral cat problem.  The problem?  3 or 4 stray cats have turned an area on one side of the house into their community litter box!  So, I sprayed cat repellant in that area to see if that will keep them away.  If it doesn’t, we will have to set cage traps and turn them over to animal control.

Here’s a picture of the house.   And though it’s a very old home (built in 1900), it’s been pretty well maintained with a number of improvements to modernize it including a new heating system and vinyl siding.

But now that I know I will soon have a vacancy, I am putting specific steps in place to start finding great new residents to make the upstairs apartment their new home.  And the very first thing I did (after spraying for feral cats!) was give my resident our ‘move-out reminders’ checklist (download yours FREE here!).  That form is SO important to help set the expectations for what we expect from departing residents (i.e. what they need to do to get their deposit back) as well as what they can expect from us.

Came across this article showing 10 apartment marketing sites that feature apartments for rent. Try testing a couple of these when you’re marketing your next rental vacancy. And scroll down past the bottom of the article for even more sites in the ‘user comments’ section.

And remember, anytime you try some new marketing method, be sure to ALWAYS ASK applicants these 6 little words: “How did you hear about us?” Because it’s critical to know what is working and not working for you.

Those 6 words are the reason why -
* Fewer businesses advertise in the yellow pages.
* Fewer apartment owners use only newspaper classifieds in their apartment marketing.
* GM has stopped advertising on Facebook and is not running a TV ad during the 2012 Superbowl.
* The USPS is struggling to stay alive.

That’s right, the game (but more importantly, the consumer) is moving online. And as landlords and apartment owners we need to be there . . . why? Because odds are that’s where your next resident is!
